Project Information
The area for the residential complex is planned on vacant land, extending from the existing row of family homes. Access to the site will be via an existing local road. The land is currently classified as agricultural arable land. Agricultural use is not desired at this time due to other interests of the landowner and the intended functional use of the area in accordance with the valid local zoning plan (ÚPN) of the municipality. The area is flat, with no existing engineering networks or obstacles that would hinder its future use. The design does not disrupt the character of the surrounding development; rather, it complements it and creates conditions for the potential future expansion of the residential area of the municipality.

The family homes are designed as two-story buildings with flat roofs, without basements. Each house will have two separate 4-room residential units, with the following layout: From the vestibule, the entrance leads to the living room with a kitchen and dining area, with access to the terrace. The ground floor (1st level) also includes social facilities (restrooms). On the 2nd level, there are two children’s rooms, a master bedroom, a bathroom, and a walk-in closet. Under the staircase, there is additional storage space.

The design addresses the functional use of the area for family homes as per the approved guidelines. The massing and spatial layout of the location adapt to the scale of the existing development. The project enhances the area with the introduction of 12 detached family homes, each with two floors. The maximum height of the proposed buildings is two above-ground levels plus an attic or a recessed, half-level. The designed location connects to the existing and proposed development of the village, primarily characterized by low-rise single-family homes. The design utilizes the available access to the larger transportation network via the existing local road. Access to all buildings will be via a newly proposed two-way local road. Additionally, a one-way traffic loop is created in the middle of the site.
