Description

Exclusive historic property in Liptovský Mikuláš with a large park – Okoličné Manor. Originally a Renaissance manor, it was built in the first half of the 17th century on the site of an older curia established by Ján IV. the Elder Okoličiansky. Together with the Gothic Church of St. Peter of Alcantara, it forms a dominant feature of the eastern part of the town, in the Okoličné district.

The property has undergone renovations over various historical periods from the 17th century to the present day and is listed in the Central Register of Cultural Monuments as a national cultural heritage site. The manor building consists of four above-ground floors and one basement floor and is set within a 15,261 m² landscaped park with valuable trees and an administrative/manager’s house.

The property is located on a flat, fenced, and maintained plot in a tourist-attractive area, with excellent transport connections and views of both the Low and High Tatras.

Based on an existing building permit, the manor is undergoing a comprehensive conversion into a hotel, with the structural construction phase already completed.


Architectural Features

The current manor is a rectangular block structure with two full floors and an attic with a mansard roof, while a significant portion of the building is basemented.

  • At all four corners of the first floor, cylindrical bay windows on consoles are present.

  • Rectangular wooden windows on the ground and first floors are framed with stone surrounds, with profiled sills above and below the windows.

The central hall of the building is a Renaissance-style entry hall providing access to the ground floor rooms and staircases to the upper floors.

  • Ground floor rooms feature barrel vaults with lunettes and profiled stucco ribs, with decorative stucco frames resembling mirrors on the vault surfaces.

  • First and second floors have flat ceilings.

All plasterwork, insulation, and installations are new after the reconstruction.


Structural Details

  • Foundations: Stone, no signs of moisture after comprehensive reconstruction with applied perimeter insulation.

  • Load-bearing walls: Masonry of sandstone, thickness 75–110 cm.

  • Ceilings: Vaulted in the basement and first floor (restored in 1984); steel I-beams with perlite concrete above the second floor; Hurdis ceramic infill above the third floor; one room with wooden beam ceiling, visually restored.

  • Roof: Hipped truss, covered with copper sheets.

  • Staircase: Reinforced concrete with cement screed finish.

  • Elevator shaft: Connects all floors.

  • Basement: Three interconnected rooms suitable for a restaurant area.

  • Windows: New wooden windows with double vacuum glazing.

  • Entrance gates: Metal.

  • Interior doors: Not yet installed.

  • Flooring: Mostly unfinished except for new ceramic tiles in 18 bathrooms on the 2nd and 3rd floors.

  • Bathrooms in accommodation areas: Fitted with steel bathtubs and ceramic tiling.

  • Sanitary facilities on the ground floor (including kitchen areas) are unfinished.

Heating: Central hot water system via steel panel radiators; heating source and hot water not yet completed.
Electrical installation: Lighting and motorized circuits with fuses; all living areas equipped with low-voltage cabling for room heating control, phone/internet, and TV connections.
Lightning protection and copper roofing in place. Chimneys renovated with stainless steel liners.

Exterior plaster: Smooth lime plaster with rehabilitation core on the ground floor; upper floors with 30 mm thermal insulation core.
