Project information
The design of the area is based on the requirements of the zoning information issued by the municipality, in accordance with the valid zoning plan of Hviezdoslavov. The proposed solution establishes a compact residential zone with full amenities, situated outside the currently built-up area of the village in its eastern part. On the southeast, the area is bordered by the class II/503 road, which the new residential zone will connect to. This road links the directions of Senec and Šamorín, with Šamorín located approximately 5 km southwest of the proposed housing area. Towards Šamorín, the R7 expressway is under construction, and access to its open section is currently possible via the Holice–Dunajská Lužná segment, significantly improving access to Bratislava.
The principle of the urban concept arises from the possibility of connecting the future housing zone to transport and technical infrastructure and the prospective linkage of the housing zone with the built-up area of the village via the extension of a proposed access road of category C3. It is also planned to connect this road to other development zones in the future. The residential zone itself is designed with traffic calming in mind, using one-way roads and minimizing the number of entry points into the area.
The placement of buildings on the created plots complies with current legislation. In general, a minimum 2 m setback from the property boundary and at least 7 m between facades with windows to living rooms are maintained. Entrances to detached houses are situated from the street side, separated from public roads by fences with gates. Entrances to terraced (row) houses are placed directly from the street side without fencing; access to the garden area is through a gate in the extensions connecting the individual houses.

The proposal creates a compact residential zone with full infrastructure, located outside the current built-up area of Hviezdoslavov, in its eastern part. Benefits for the municipality and its residents—as well as future generations—include space for education on the ground floor of the apartment building, a public park, a cycle path, both potable and utility water supply, linear greenery, and, importantly, a coherent, well‑lit development concept with appropriately large green spaces.

Within the predominantly residential area, three types of detached houses and one type of terraced houses are proposed, totaling 105 detached family houses. All house types are compact, two-storey buildings topped with either flat or pitched pyramid roofs—without dormers or skylights.

Overall, the proposed solution fosters a rural, low‑rise residential environment of family houses, with quiet roads rich in public greenery complemented by private gardens. A uniform, transparent type of fencing between gardens will enable maximum use of planted barriers between plots and prevent arbitrary construction of tall concrete walls.

In the part of the zone designated for civic amenities, two mixed-use buildings are proposed, together with 28 apartments, commercial spaces, and a standalone grocery store. The mixed-use buildings feature small ground-floor commercial and service units, a non-residential space intended as an educational center, and low-rise apartments on two above-ground floors, all topped with flat roofs.

These buildings are set with partially recessed ground floors, forming a small street-side promenade with civic amenities. On the side facing the residential zone, the recessed ground floor is framed by a grassed area with lush landscaping and communal spaces for apartment residents.
One of the buildings will have fenced greenery for the exterior of the educational center. The grocery store building, with a sales area under 1,000 m², is single-storey with a flat roof, and deliveries will be handled primarily by small supply vehicles.
