Project Information
The proposed design creates a compact residential zone with full amenities located outside the built-up area of the village. On the southeastern side, the area is bordered by Road Class II/503, which will serve as the main access route for the new residential zone. This road connects the directions Senec and Šamorín, with Šamorín located just 5 km southwest of the proposed residential area. In the direction of Šamorín lies the R7 expressway, significantly improving accessibility to the capital city of Bratislava. The town of Šamorín offers complete civic amenities, including shops, restaurants, secondary schools, medical centers, and the X-Bionic sports and relaxation complex with swimming pools and wellness facilities.

Based on the environmental
conditions and regulations of the municipal zoning plan, the design
locates basic civic amenities at the entrance to the site, forming a natural
buffer between the residential area and the main road.
The residential part is
divided into two main zones:
- A front zone with apartment buildings
featuring mixed-use functions, and
- Individual plots for detached family houses,
located in the inner part of the site and accessible via one-way
streets, ensuring a peaceful inner residential area.

The mixed-use buildings will include small retail and service units on the ground floor (e.g., bakery, café, hair salon, florist, pharmacy), as well as non-residential spaces and a total of 32 low-rise apartments distributed across two above-ground floors in both buildings.
Each building has two residential floors offering a choice of one- and two-bedroom apartments, each with a balcony or loggia. The apartments will also have dedicated outdoor parking spaces.

The overall design aims to
reinforce the village-like atmosphere with low-density housing, green
public areas, and private gardens. The use of uniform transparent
fencing between gardens will allow for maximum planting of green
barriers between individual plots and prevent the construction of high
concrete walls.

The mixed-use buildings
are set with a partially recessed ground floor, which will form a small
promenade with civic amenities on the street side. On the residential side,
the recessed terrain will feature grassed areas, rich landscape
planting, and spaces for residents’ recreation.
The project also includes a modern
Tesco store with dedicated customer parking, which additionally
serves as a natural barrier, separating the residential zone from the
traffic noise of the adjacent main road.
